EDGE Seller Portal

Start selling your business without telling anyone.

The EDGE Seller Portal is where an owner begins, quietly. Sign in with an email link or Google, no password, and four things open to you at once: the seller education, an Exit Plan Interview that scores your readiness, What Is My Business Worth, and List my business, which drafts your listing and your confidential memorandum for an EDGE advisor to review with you. Nothing is public until you say so. Nothing costs anything until your business sells.

Confidential, no obligation. Talk to an advisor instead: 404.940.5748

Why Owners Start Here

The hardest part of selling is the first conversation, because having it feels like deciding.

So EDGE built a door you can open without talking to anyone. Sign in, look around, learn what a sale involves and what your business might be worth, and decide in your own time. When you are ready to talk, an EDGE advisor already knows where you are.

Quiet

No form, no sales call. A sign in link, and a Dashboard that says what happens next. Your name and contact details are used only to reach you, and never leave EDGE.

Early

The best time to learn what your business is worth is two years before you need to know, while there is time to change the number.

Yours to decide

Your listing and your memorandum are drafted from your own answers and reviewed with you before anything is visible. Nothing is published until you say the word.

After You Sign In, Free

Four things, open the moment your account exists.

Learn

Preparing Your Business for Sale

The seller education

How a sale works from the first valuation to the closing table: what buyers and their lenders look for, what moves the multiple, what to fix before you go to market, in short lessons at your pace.

Measure

The Exit Plan Interview

A readiness score and a timeline

A guided interview about the business, the team, the books, the lease and your timing. It tells you where you stand before anyone else does, and what the next twelve months could change.

Value

What Is My Business Worth

A value range you can adjust

Three years of numbers and a few facts about your business give you a value range you can adjust, so you have a sense of what it is worth before you talk to anyone.

Prepare

List my business

Your listing and your CIM, drafted from your answers

A questionnaire that drafts a blind listing and a Confidential Information Memorandum. An EDGE advisor reviews both with you. Nothing is public until you decide, and nothing goes to a buyer before they have signed an NDA.

How EDGE Sells a Business

Who learns your business is for sale? Nobody, until you choose.

Confidentiality at EDGE is not a feature. It is the process, and each step of it is something you can see.

1

The blind listing

Industry, metro area, the figures you provided. No name, no address, no photos that identify you.

2

The NDA, online

Every buyer signs in Buyer's EDGE, with three questions about who they are and what they can close.

3

The advisor approves

Your advisor approves each buyer before the confidential information opens. A buyer's financing capacity is never shown to you; a buyer never sees you in the activity funnel.

4

The LOIs, side by side

Buyers share terms in a non-binding Letter of Intent. Every LOI is compared term by term and reviewed by EDGE's Managing Director before it is answered.

5

The closing checklist

Twenty-five items to closing, with who owns each and when it is due. Four are yours. Your advisor tells you the moment one slips.

Your staff, your customers and your competitors learn on the day you decide, and not from EDGE.

The Case for Starting Early

Three things move the multiple on a small business. None of them is revenue.

A valuation two years early is not about the number. It is about the time to change it.

What a buyer's lender sees

Customer concentration

Any single customer over twenty percent of revenue is a risk a buyer prices in and a lender asks about. Two years is enough time to add the customers that dilute it.

In the portal

The Exit Plan Interview

Asks the concentration question first, and scores it.

What a buyer's lender sees

Owner dependence

A business that runs without you in the room is worth more than one that cannot. The licence, the estimating, the key customer relationships: each one that sits only with you is a discount.

Preparing Your Business for Sale

The lessons on the transition a buyer will pay for, and how to build it before you list.

What a buyer's lender sees

The books

Three clean years that reconcile to the tax returns. A gap that cannot be explained line by line is a price conversation at the worst possible moment, in a buyer's due diligence.

In the portal

List my business

Drafts your memorandum from your answers, so the gaps surface with your advisor, not with a buyer.

What EDGE adds

A valuation built the way a buyer and their lender will build it

Not the number you hoped for and not your accountant's; the number the deal closes at, with the three adjustments that moved it marked, so you know what to protect and what to fix.

In confidence

The first conversation

Ten minutes with an EDGE advisor, no obligation. Book it from your Dashboard or call the line below.

No upfront fee. EDGE is paid when your business sells.

  • $0 upfront: preparation, valuation, the memorandum and the marketing are carried by EDGE
  • A success fee at closing, by transaction value: 10% of the first $1,000,000; 8% to $2,000,000; 6% to $3,000,000; 4% to $4,000,000; 2% above
  • Minimum success fee $15,000
  • 12 months exclusive, with a 2-year protection period after expiration or termination
  • We represent businesses with at least $100,000 in seller discretionary earnings; exceptions require firm approval
  • Buyers pay nothing on an EDGE listing; EDGE represents you
$0until the day your business sells

Why exclusive

Confidentiality breaks the moment two brokers market the same business, and buyers assume a business with two brokers has a problem.

One message to the market, one person accountable to you. That is what the twelve months are for.

The same terms, with the full table, are on our Seller Representation page and our Fees page.

Decide

Now, in a year, or not at all. The portal keeps your place.

Before You Sign In

The questions owners ask first.

Does signing in mean I have decided to sell?
No. It means you have an account. The education, the Interview, What Is My Business Worth and List my business are there to help you decide, and an EDGE advisor will reach out once, confidentially, to ask where you are. "I was just looking" is a good answer.
Who can see that I have an account?
Only EDGE. Your name and contact details are used to reach you and for nothing else. Nothing about your business is visible to anyone until you have signed with EDGE and chosen to publish a blind listing.
What does it cost?
Nothing to sign in, nothing to learn, nothing to prepare, and nothing upfront if you list with EDGE. EDGE is paid at closing, a percentage of the transaction value that steps down as the deal grows, with a $15,000 minimum.
Will buyers know who I am?
Not until they have signed an NDA and your advisor has approved them. The listing is blind: industry, metro area, the figures you provided. The name and the statements come after the NDA.
What if my accountant says it is worth more?
They may be right. What EDGE puts beside it is a valuation built the way a buyer and their lender will build it, because that is the number a deal closes at. If the two agree, wonderful. If they do not, you want to know now, while there is time to move it.
Why is the engagement exclusive?
Because confidentiality breaks when two brokers market the same business, and because buyers assume a business with two brokers has a problem. Twelve months exclusive means one message to the market and one person accountable to you.
